1. No storage of bumpers outside of the existing building will be permitted, however the following exceptions will be allowed;
a) A maximum of 1-3 racks containing up to 225 bumpers may be placed next to the building in the area of the loading dock in the southwest corner of the building until such time as an additional storage unit it is approved by the City Council and at which time these racks and bumpers would need to be enclosed in the new storage unit with absolutely no outside storage of bumpers thereafter.
b) All bumpers must be moved inside the building within 48 hours of delivery.
c) All bumpers currently stored outside must be removed within 30 days.
2. Deliveries of bumpers and trash removal will be allowed only during the hours of 7:00 a.m. to 7:00 p.m.
3. No work may be performed outside of the building with the exception of the unloading, sorting and loading of bumpers during normal business hours.
4. The grounds of the property will be cleaned and maintained and all debris from building renovations, surplus wood, rocks, and unused vehicles and trucks shall be removed within 30 days.
5. All emissions from the building must be properly controlled in accordance with all applicable regulations.
6. No buildings or structures of any kind may be erected on the property without prior City Council approval.
