Special Meeting – Site Visit
February 3, 2026

The Board conducted a site visit to the property that is the subject of the application listed below. The purpose of the meeting was for Planning Board members to view the subject property.
1. 3:00pm, 300 Coddington Highway - Request of Mello Realty, Inc., owner, and Coddington Cove Land Condominium Association, applicants for a waiver from design standards section 521.2.C of the Middletown Rules and Regulations Regarding the Subdivision and Development of Land for use of exterior building materials (vinyl siding) not meeting design requirements. Property located at 300 Coddington Hwy, Tax Assessors Plat 103, Lot 103.
o Mr. Croce opened the meeting and stated that the purpose of the meeting is to view the property and to ask questions of the applicant for clarification purposes. There should be no deliberations.
o Representing the applicant was Mr. Lopes and his attorney Girard Galvin.
o Mr. Galvin and Mr. Lopes explained the request, noting that there was a misunderstanding of the prior waiver granted by the board to allow metal siding. Vinyl siding was installed on the recently constructed building as more attractive alternative without seeking the board’s approval, due to the vinyl siding being more attractive than the approved corrugated metal siding. They are seeking a waiver to allow the vinyl siding to remain on the existing building and to allow that siding to be used on the three buildings proposed for construction.
o There was discussion of the siding options. It was noted that the front portions of the two buildings fronting Coddington Highway will be sided with Hardie composite clapboard siding. The applicant noted that the vinyl siding was more expensive than the approved metal siding. The applicant was asked to bring samples of the siding options to the Planning Board hearing.
o There being no further questions Mr. Croce closed the meeting.
Meeting adjourned by consensus at approximately 3:15pm.
