a.       Application #ZB-22-13: Request for Use Variances and Dimensional Variances

(The following language appeared in the abutters’ notice and published public meeting notice; however, any relief needed for this application will be reviewed and considered by the Board in light of recent amendments to the zoning ordinance.)

Pawtucket Central Falls Development Corp., of 204 Broad St., Pawtucket, RI, owner and applicant of 44 Central St. (Plat 1, Lot 261 in a C-1 limited commercial and M-2 heavy industrial zone), is seeking Use Variances pursuant to Article III, Section 304, Table 1, Subsection 14 (multi-household dwelling, three or more units in an M-2 zone) and Subsection 55 (retail trade, neighborhood establishments 2,500 GLA or less in an M-2 zone); and Dimensional Variances seeking relief from Article IV, Sections 402 and 402.1 (minimum lot area per dwelling unit, and front and side setbacks) in Commercial and industrial zones, and Article VIII, Section 801.3 (setback of parking spaces), Section 801.8 (off-street parking space requirements), and Section 802 (loading requirements) to allow construction of 25 residential units and 2 commercial units.

b.      Application ZB-21-12: – Request for one-year extension of approved Use and Dimensional Variances

Pawtucket Central Falls Development Corp., of 204 Broad St., Pawtucket, RI, owner and applicant of 44 Central St. (Plat 1, Lot 261), is seeking a one-year extension, as per Section 907.10 of the Central Falls Zoning Ordinance, of Use Variances and Dimensional Variances granted on November 17, 2021, for the proposed development of 24 residential units and 2 commercial units as the applicant prepares an updated application for Low Income Housing Tax Credits.

c.       Application #ZB-22-14: Request for a Use Variance, Special Use Permits, and Dimensional Variances

Pawtucket Central Falls Development Corp., of 204 Broad St., Pawtucket, RI, owner and applicant of 16 and 23 Central St. (Plat 1, Lots 330 and 98, respectively, in an M-2 heavy industrial zone), is seeking a Use Variance pursuant to Article III, Section 304, Table 1, Subsection 14 (multi-household dwelling, three or more units in an M-2 zone); a Special Use Permit pursuant to Article III, Section 304, Table 1, Subsection 64 (parking as principal use in an M-2 zone) and Article V, Sections 514.5 (parking R zones) and 514.6 (off-site parking); and Dimensional Variances seeking relief from Article IV, Sections 402 and 402.1 (minimum lot area per dwelling unit, maximum lot coverage, and front, side and rear setbacks) in Commercial and industrial zones, and Article VIII, Section 801.3 (setback of parking spaces), Section 801.4 (entrance and exit), and Section 801.8 (off-street parking space requirements), to allow construction of 12 residential units.

d.      Application #ZB-22-15: Request for Special Use Permits, a Use Variance, and Dimensional Variances

(The following language appeared in the abutters’ notice and published public meeting notice; however, any relief needed for this application will be considered by the Board in light of recent amendments to the zoning ordinance.)

ONE Neighborhood Builders, of 66 Chaffee Street, Providence, RI, applicant for 499-511 Broad St. (Plat 1, Lots 3 & 119 in a C-2 general commercial zone) and 524 & 542 Broad St. (Plat 5, Lots 474 & 149 in a C-D commercial downtown zone), is seeking Special Use Permits pursuant to Article III, Section 304, Table 1, Subsection 14 (multi-household dwelling, three or more units in C-2 and C-D zones) and Article V, Section 514.6 (off-site parking); a Use Variance pursuant to Article III, Section 304, Table 1, Subsection 14 (residential use on the first floor in a C-D zone); and Dimensional Variances seeking relief from Article IV, Sections 402 and 402.1 (minimum lot area per dwelling unit, building height, maximum lot coverage, and front, side and rear setbacks) in Commercial and industrial zones, and Article VIII, Section 801.4 (entrance and exit), and Section 801.8 (off-street parking space requirements) to create new dwelling units of rental housing in an adaptive reuse of the existing building on the property presently identified as Plat 1, Lots 3 & 119, and in a new multi-household dwelling to be constructed on the property presently identified as Plat 5, Lots 474 & 149.
