A. Special Meeting Minutes of October 8, 2025
A. Pursuant to its local and statutory authority as the Planning Board, discussion and possible votes on
Application PZB-2025-02UDR:
Pawtucket Central Falls Development Corp., of 204 Broad St., Pawtucket, RI, owner and applicant of the subject property, 342 High Street (AP 1, LOT 26), is seeking Master Plan and Preliminary Plan approval(s) under a Major Land Development review to construct a 36-unit residential dwelling. Pursuant to Unified Development Review, the applicant is seeking dimensional variances from the Central Falls Zoning Ordinance for maximum height, minimum front yard, and minimum lot area per dwelling unit requirements (Art. IV, Sec. 401, R-3 zone), as well as setbacks of parking spaces requirements (Art. VIII, Sec. 801.3).
B. Pursuant to its local and statutory authority as the Planning Board, discussion and possible vote
to grant a one (1) year extension of the Final Plan approval expiration period for the development
located at 518 & 532 Roosevelt Ave and 16-24 Central Street (PB-2024-O7UDR).
Pursuant to Rhode Island General Laws § 42-46-4, the Board reserves the right to convene in executive session on any of the aforementioned items for one or more of the purposes listed in Rhode Island General Laws § 42-46-5(1)-(10).
